    Re: Harvest Estates, Part 2
I am opposing Ordinance Number 10-04, amending the zoning ordinance.
It was important- in looking to move to this community 11+ years ago- to locate a larger lot home we could grow with and raise a family. Even then, the choices were few for that type of housing. Not everyone coming into North Liberty is looking to simply transition as they might outgrow their home. I feel that there is a significant lack of consideration for those who wish to buy a larger lot home they can grow into (with room for kids to roam and explore safely in their own back yards.)

After all of these years, I should think there would be more larger lot housing available that would offer individuals the opportunity to settle and stay in their same home as their families grow. For all that North Liberty has to offer growing families, it’s a fact that some turn away from looking to settle into this community simply because they desire more open-area housing without moving out to the country; something the proposed plan does not seem to offer enough of.

I acknowledge that there is indeed a need for all types of housing, including small-lot, duplex, and apartment housing. However, Council should acknowledge creating a balance with more larger-lot housing would benefit the community and be more welcoming for newcomers.

The new development along Jones Blvd. should be consistent with and mimic the existing lot size housing in this area, perhaps allowing more dense housing farther west toward I-380.
I am also disappointed that there has been little thought put toward green space connecting along Jones Blvd. in this development. In addition, it’s a known fact that packing more houses than previously proposed into the same amount of land only makes the water runoff issue worse, and it’s already bad enough in this area. The retention ponds don’t fully sound like the answer to the water problem that exists along this area. I currently have grown to expect the ditch across the street to fill with water and, on more occasions than I cared, come up over the road. At this stage, having the infrastructure in place to carry the water away seems an important factor before the housing development.

I would appreciate if council would vote no on this ordinance to amend zoning at this time. Thank You.
