Hodge Construction Company has submitted a zoning map amendment (rezoning) from RM-21 Multi-Unit Residence District to C-3 Higher-Intensity Commercial District, on approximately 5.12 acres. The property is located at the northeast corner of West Forevergreen Road and Bernardy Drive. The purpose of the request is to construct higher-density multi-unit residents, although the zoning would allow for commercial uses as well.

No formal staff review of the proposed rezoning has been completed, nor have Planning Commission or City Council considered the request. It is anticipated that this request will be considered at the October 1, 2024 Planning Commission meeting. However, based on input received at the good neighbor meeting, the request could change or be delayed. Please visit Planning and Zoning to view upcoming agendas and meeting information.

Good neighbor meetings are intended to allow an applicant to share the details of the application, answer questions, and receive feedback prior to formal consideration by the Planning Commission. Initially, the applicant will provide a brief description of the request. Thereafter, there will be an opportunity to answer any questions and/or voice concerns. City staff will be present to moderate and answer any procedural questions.

If you register for the meeting and plan to attend, please be prompt as the meeting with begin a few minutes after the start time. If no one outside of City staff and the applicant attends, the meeting will end 10 minutes after the start time.

If you are unable to attend the meeting, please contact Ryan Rusnak, Planning Director, directly at (319) 626-5747 or [email protected]. He will be able to answer any questions and/or make note of any concerns.
